A city you can explore before it’s even built. FINEP’s Nový Opatov in virtual reality

The concept of a “15-minute city” is no longer just a theory in Prague. FINEP’s Nový Opatov project combines a major transportation hub, a well-thought-out mix of functions, and vibrant public spaces. A place that for decades functioned primarily as a transportation hub on the outskirts of Jižní Město now aspires to become a full-fledged center—connecting housing, work, services, and leisure activities within a single compact area.

According to David J. Wodinski, FINEP’s sales and marketing director, the project “combines housing, work, services, and high-quality public spaces—from a new square with cafés and shops to bike paths, green spaces, and water features.” The metro station, used by up to thirty thousand people daily, will be transformed into an accessible multimodal hub connecting the metro, buses, and the newly planned tram line.

However, Nový Opatov is also a technological breakthrough. For the first time in the history of Czech real estate development, the BIM model of the project was linked to the Mapy.cz portal, where users can view a precise virtual representation of the neighborhood within its geographic coordinates. Behind this innovation is DESVIX, a company that specializes in visual storytelling for the architectural design process.
